Latex primers are water-based and they are suitable for use on drywall, softwoods, brick, concrete and masonry. These are quick-drying solutions that are usually easy to clean with soap and water and provide a flexible finish that will be resistant to peeling and cracking. It is probably not the best choice for covering heavy stains, so if you are painting an area that has been damaged, a latex primer may not be ideal.
Oil-based primers are a good choice for wood and metal, or for surfaces that have been varnished or painted already. These primers are durable and adhere to surfaces well, making them suitable for high-traffic areas. However, they often take longer to dry and may have a strong odour, and you will require chemicals to clean brushes after you finish the job. A shellac primer is another option that will block heavy staining and this works well for smoke damage and water stains.
You should always clean a surface thoroughly before you apply primer, as well as fill in holes and sand rough areas. Mix primer well before use and then apply to the edges and corners of the area you are painting. You will get the best results by applying primer with a roller to larger areas, working diagonally to ensure even coverage, and you can apply a second coat if needed. The primer must be allowed to dry and then lightly sanded to create a smooth surface for painting.
